Why property managers keep the same number
Commercial work is mostly about showing up when you said you would and not creating a problem for the people who use the building. That is easier for one owner-operator than a crew, because the person who quoted it is the person on site, and nothing gets lost between a sales office and a truck.
The method still matches the surface. Stucco, EIFS and painted block get a soft wash, concrete gets a surface cleaner, and grease around a dumpster pad or a drive-thru gets a degreaser before any water goes on it. Runoff is kept out of storm drains where the site needs it.
Most commercial customers end up on a schedule, because a quarterly rinse costs less than a yearly rescue. We are happy to quote one visit and let the second one earn the schedule.
Walked or measured, then fixed
Larger sites get a walk-through with the owner. Smaller ones are measured from satellite. Either way the price is fixed before we start.

Questions we get asked
Will it damage my plants?
Beds get soaked before we start and rinsed again after, which dilutes anything that reaches them. Tell us about anything delicate and we cover it.
How often should a house be washed?
In the greater Columbia area's humidity, most homes want it every 12 to 18 months. Shaded and tree-lined lots are closer to 12.
Do I need to be home?
Only if the water is shut off or the gate is locked. Otherwise we text before we arrive and again when we finish, with photos.
What if it rains?
We reschedule at no charge. Rain after the wash is fine. The work is already done by then.
Can you work at night or on weekends?
Nights, yes, and early mornings. We schedule commercial work around the tenants and the customers, so the building is clean before anyone arrives.
Do you need water on site?
Yes, an outside spigot. We do not bring water, so tell us before we quote if the building has none.
