Why wood needs a lighter touch
Pressure washing wood is easy to get wrong and hard to undo. Too much pressure raises the grain into a fuzz you can feel with your hand, and once it is up, only sanding takes it down. The right way is chemistry first: a cleaner sits on the boards, lifts the gray oxidized layer and the mildew, and a low-pressure rinse carries it away.
Then the wood gets brightened. Cleaners leave wood looking pale and slightly bleached. A brightener neutralizes that and the natural color comes back, which is the difference between a deck that looks clean and a deck that looks new.
Composite decking, vinyl fencing and pavers each get their own setting. Composite wants low pressure and a cleaner made for it. Vinyl fences come up white with a soft wash. Pavers take more pressure, then fresh joint sand so they stay locked.

Will it damage my plants?
Beds get soaked before we start and rinsed again after, which dilutes anything that reaches them. Tell us about anything delicate and we cover it.
How often should a house be washed?
In the greater Columbia area's humidity, most homes want it every 12 to 18 months. Shaded and tree-lined lots are closer to 12.
Do I need to be home?
Only if the water is shut off or the gate is locked. Otherwise we text before we arrive and again when we finish, with photos.
What if it rains?
We reschedule at no charge. Rain after the wash is fine. The work is already done by then.
Will you stain or seal it too?
Sealing is quoted separately once the wood is clean and dry. Staining is best left to a painter, and we are happy to say who we would use.
Can you clean a composite deck?
Yes, with low pressure and a cleaner made for composite. The mildew comes off without the surface scarring that pressure alone causes.
