Why we never pressure wash a roof
A pressure washer takes the protective granules off the shingle along with the streak. You get a clean roof for a season and a roof that fails years early. Shingle makers say so in their warranty terms, and so do we.
A roof soft wash works chemically. A cleaning solution goes on at garden-hose pressure, kills the algae at the root, and the streaks fade as it works. Moss and lichen die on the day and let go over the following weeks of rain, because scraping them off takes shingle with them.
Where the owner does use pressure is on the ground afterwards: walks and drives get rinsed so nothing the roof shed is left behind.

Will it damage my plants?
Beds get soaked before we start and rinsed again after, which dilutes anything that reaches them. Tell us about anything delicate and we cover it.
How often should a house be washed?
In the greater Columbia area's humidity, most homes want it every 12 to 18 months. Shaded and tree-lined lots are closer to 12.
Do I need to be home?
Only if the water is shut off or the gate is locked. Otherwise we text before we arrive and again when we finish, with photos.
What if it rains?
We reschedule at no charge. Rain after the wash is fine. The work is already done by then.
Do you walk on the roof?
As little as possible. Most roofs are treated from the ladder and the edge. Walking on shingles is what causes the damage the cleaning is meant to prevent.
How long does a roof stay clean?
Three to five years is typical in the greater Columbia area. Roofs under trees and on the shaded side of the house are at the shorter end.
