Paver cleaning, sanding and sealing in the greater Columbia area
Pavers look tired for two reasons: dirt and green in the surface, and sand washed out of the joints. We fix both in one job. The pavers get cleaned, the joints get refilled with joint stabilizing sand, and a commercial-grade joint-stabilizing sealer goes on that hardens the sand, so the whole surface holds together as one unit. Concrete drives and walks get a different, penetrating sealer that protects them from water and freeze-thaw cracking.
Included in every paver cleaning and sealing job
Clean, sand, seal, in that order. Sealer goes on clean, dry, re-sanded pavers or clean concrete, never over dirt.
- Cleaned first, the same surface clean we do on its own, so the sealer bonds to the surface and not to a layer of grime.
- Dried properly. Sealer over damp concrete turns cloudy. We wait for the surface to dry, usually a day or two after the clean.
- Joints re-sanded with joint stabilizing sand, swept into every joint so the pavers lock back in.
- Sand hardened by the sealer. A commercial-grade joint-stabilizing sealer soaks into the joints and hardens the sand, so the whole surface works as one unit.
- Even coats sprayed on with a 1 GPM pump and back-rolled where the surface needs it, then the extra is blown down into the joints so none sits on the pavers and dries to white spots.
- Finish to suit. A natural look or a wet look. You choose before we start.

Why clean, sand and seal pavers
On pavers, the sealer hardens the joint sand and bonds the pavers into one unit. A patio or driveway that moves as one piece is far less likely to shift, settle or spread over time, the sand stays put through the rain, and weeds have a hard time getting started in hardened joints. It also resists stains, holds up to the sun without yellowing, and helps keep mold, moss and algae off.
Concrete gets a different sealer. It soaks into the concrete instead of sitting on top, repels water and salt, and protects the slab from the freeze-thaw cycle that opens up cracks on cold winter nights.
It is not for every surface. Old, flaking concrete and pavers that have already been sealed with something unknown need a look before we promise anything, and a sealer will not hide cracks or stains that are already soaked in. We tell you which surfaces are worth sealing and which are not when we quote the job.
Plan on re-sealing pavers every two to three years, and concrete every five to eight. Full sun and vehicle traffic wear a sealer faster, a shaded patio slower.

Concrete gets a different sealer from pavers. Here it is going onto a sidewalk we had just cleaned. It soaks into the concrete, repels water and salt, and protects the slab from the freeze-thaw cycle that opens up cracks on cold winter nights.
Concrete drives, walks and patios can be sealed on their own or with a paver job. Plan on re-sealing every five to eight years.
Questions we get asked
Will it damage my plants?
Beds get soaked before we start and rinsed again after, which dilutes anything that reaches them. Tell us about anything delicate and we cover it.
How often should a house be washed?
In the greater Columbia area's humidity, most homes want it every 12 to 18 months. Shaded and tree-lined lots are closer to 12.
Do I need to be home?
No, as long as we can get to the whole property, with any gates left open, and reach an outside tap. We text before we arrive and again when we finish, with photos.
What if it rains?
We reschedule at no charge. Rain after the wash is fine. The work is already done by then.
What kind of sand do you use?
Joint stabilizing sand. The commercial-grade sealer that goes on over it hardens the sand in the joints, so it stays put through the rain.
How often do pavers need resealing?
Every two to three years for most patios and driveways. Sealed concrete lasts longer, about five to eight years. Full sun and daily car traffic wear any sealer faster.
Will sealing make my pavers slippery?
Applied correctly, the natural finish is not slippery. Too much sealer left on top is what makes a surface slick, which is why we blow the extra down into the joints. If you are thinking about a wet look, ask and we will talk it through before you choose.
Can you seal concrete that was never sealed before?
Yes, and it is the easiest case. Concrete that has been sealed before with an unknown product needs a test patch first, because two different sealers do not always get along.
