A driveway or patio that has just been cleaned is the easiest thing in the world to keep clean, for about a month. Then the pores open back up and the green, the oil and the tire marks move back in. A sealer closes them. Stains sit on top instead of soaking in, pavers keep their color, and the next clean is a rinse rather than a job.
Included in every paver and concrete sealing job
Cleaning is part of the job. Sealer goes on clean, dry, re-sanded pavers or clean concrete, never over dirt.
- Cleaned first, the same surface clean we do on its own, so the sealer bonds to the surface and not to a layer of grime.
- Dried properly. Sealer over damp concrete turns cloudy. We wait for the surface to dry, usually a day or two after the clean.
- Pavers re-sanded and the sand locked in by the sealer, so joints stay tight and weeds and ants stay out.
- Even coats applied with a sprayer and back-rolled where the surface needs it, edges cut in by hand.
- Finish to suit. A natural look that leaves the surface as it is, or a wet look that deepens the color. You choose before we start.
- Insured work, certificate sent to you or your HOA on request.
Why seal, and why not seal everything
Sealer does two things. It stops liquids soaking in, so oil, rust and leaf stains sit on the surface where a rinse takes them off, and it slows the algae and mildew that need a damp, open pore to grow. On pavers it also holds the joint sand in place, which is what keeps them from shifting and sprouting weeds.
It is not for every surface. Old, flaking concrete and pavers that have already been sealed with something unknown need a look before we promise anything, and a sealer will not hide cracks or stains that are already soaked in. We tell you which surfaces are worth sealing and which are not when we quote the job.
Plan on re-sealing every two to three years in the greater Columbia area. Full sun and vehicle traffic wear it faster, a shaded patio slower.

Will it damage my plants?
Beds get soaked before we start and rinsed again after, which dilutes anything that reaches them. Tell us about anything delicate and we cover it.
How often should a house be washed?
In the greater Columbia area's humidity, most homes want it every 12 to 18 months. Shaded and tree-lined lots are closer to 12.
Do I need to be home?
Only if the water is shut off or the gate is locked. Otherwise we text before we arrive and again when we finish, with photos.
What if it rains?
We reschedule at no charge. Rain after the wash is fine. The work is already done by then.
Will sealing make the driveway slippery?
A wet-look sealer can, on a smooth surface. We use a non-slip additive on pool decks, steps and anywhere a wet-look finish would be a risk, and say so on the quote.
Can you seal concrete that was never sealed before?
Yes, and it is the easiest case. Concrete that has been sealed before with an unknown product needs a test patch first, because two different sealers do not always get along.
